			<content:encoded><![CDATA[<p><strong>Duke Realty Corporation&rsquo;s</strong> Atlanta office team created a solution for a tenant whose parent company is reorganizing while immediately backfilling the majority of the tenant&rsquo;s space. </p>
<p><strong>BioLab Inc</strong>. occupied nearly 89,000 square feet at Duke&rsquo;s Huntcrest III building and 50,000 square feet in Huntcrest IV in Atlanta&rsquo;s Northeast submarket. Its recreational and commercial pool and spa water treatment and home cleaning products business is solid, and its parent company, Philadelphia, Pa.-based <strong>Chemtura Corp</strong>., is working to reshape itself through Chapter 11.</p>
<p><strong>Craig Flanagan</strong>, vice president of Duke&rsquo;s Atlanta office leasing team, worked with BioLab to revise its tenancy to one floor, or 27,450 square feet, creating approximately 61,000 square feet of available space in the 134,524-square-foot, Class-A suburban office building and extended the lease in Huntcrest IV for an additional two years.</p>
<p>Before BioLab vacated its space, Duke signed three tenants to backfill nearly 48,000 square feet with Flanagan representing ownership.</p>
<p>Medical software firm <strong>Brightree LLL</strong> leased 27,505 square feet at Huntcrest III, and educational software firm <strong>Curriculum Advantage Inc.</strong> leased 13,764 square feet, with <strong>Bruce May</strong> of <strong>Piedmont Property Co</strong>. representing Curriculum Advantage. </p>
<p><strong>HealthCare Partners Inc.</strong> leased 6,413 square feet at the property and was represented by <strong>Tom Davenport and Tom Cooksey of Lavista Associates</strong>.</p>
<p>&quot;Our resources and the dynamic submarket helped us to backfill the space,&quot; said <strong>Chris Brown</strong>, Duke&rsquo;s senior vice president of Atlanta office and industrial operations. &quot;Plus, being able to respond quickly to led to a quick solution that benefited everyone.&quot;</p>
<p><strong>Lauren Salas</strong>, business development manager for corporate headquarters at the Gwinnett Chamber, said, &quot;Duke Realty is a key partner to Gwinnett&rsquo;s economic development strategy. Their efforts on this project to fill space, create jobs and bring new business to the area are a tremendous asset to our ongoing focus on corporate business retention and recruitment.&quot;</p>

			<content:encoded><![CDATA[<p><strong>Franklin Street Financial Partners</strong>, a commercial real estate services provider in the Southeast, has opened a new office in the Buckhead area of Atlanta, at 3525 Piedmont Road NE, Building 5, Suite 200, Atlanta, GA 30305.</p>
<p>The office is headed by <strong>Mac McCall</strong>, who has been named Senior Director, specializing in the sale of single-tenant and retail properties across the Southeast.</p>
<p>Previously, McCall was a Senior Investment Associate with <strong>Marcus &amp; Millichap</strong> and was the top agent in the firm&rsquo;s Atlanta office three out of the past four years. Over his eight-year career, McCall has exclusively listed or sold over 300 retail properties valued at over $450 million for institutions, developers and individual investors.</p>

			<content:encoded><![CDATA[<p>WebMD Health Corp., a leading health information services provider, signed a long-term lease for 41,112 square feet in the office building at 1201 Peachtree St. NE in Atlanta, GA. </p>
<p>The 22-story building totals 385,262 square feet and is in the Midtown/Pershing Point submarket. The 400 Colony Square building was developed in 1974 and sold to Tishman Speyer in a portfolio sale in 2006, according to CoStar information. </p>
<p>WebMD&rsquo;s lease includes all of the top two floors of the building. Other tenants in the building include Jock&rsquo;s and Jill&rsquo;s corporate office and Walter P. Moore and Associates. </p>
<p>Michael Lipton of Colliers International in Atlanta, along with David Falk and Kyle Ciminelli of Newmark Knight Frank in New York, represented WebMD. Tishman Speyer was represented in-house. </p>

<p>Speakeasy&rsquo;s lease will take up the majority of the 10th floor. It will be the first tenant to occupy space in Phipps Tower. </p>
<p>Jim Devaney and Chad Koenig of NAI Brannen Goddard represented Speakeasy. John Bell and Sara Smith were the in-house representatives for Crescent.</p>

<p>The center formerly known as Koger Center is on 21 acres in the northeast metro Atlanta suburb of Chamblee. The 21 Class B office buildings are 89 percent leased to tenants including law firm Shapiro &amp; Swertfeger LLP and the Research Triangle Institute. The development is within CoStar&rsquo;s Chamblee/Doraville/North Druid Hills office submarket. Colonial Properties Trust is the former manager. </p>
<p>JLL&rsquo;s team representing the property is comprised of Kevin Lott, vice president, and Brook Dewey, leasing associate. Lott handled leasing at the property for five years prior to joining JLL. </p>
